Developing a best-in-class, amenity-rich, sustainable office building in Central London to attract high-calibre talent. 

  • Refurbishment and upward extension of a vacant commercial office building into 115,000 sq ft of desirable, sustainable net-zero office accommodation.​
  • Retaining most of the existing building structure has enabled an upfront embodied carbon target of 415kgCO2/m2.
  • First project in London to re-use structural steel from the existing building in the development, and has been awarded a BREEAM innovation credit. 
  • Well-connected to transport links, near Farringdon, Barbican, Moorgate and Old Street stations, close to a vibrant area with top quality amenities and facilities.​
  • Large building size with full vacancy and wellproportioned floor plates, creating the opportunity for a flagship headquarters.​
  • Upgrades include four additional floors, external terraces and roof gardens, replacing the three non-heritage-listed façades and creating a new primary entrance experience.
  • Maximises opportunities for urban greening at all levels and the significant increase in urban greening will reduce airborne pollutants in the area.
  • Targeting attainment of the highest sustainability ratings, including BREEAM Outstanding, WELL Core Platinum and a 5-star NABERS UK Energy Rating. Credentials will be supported by an articulated net-zero trajectory which will include a Whole Life-Cycle Carbon Assessment and Circular Economy Strategy.
